Unit 85: Western Las Animas County, Colorado:

1) Archery season, 28 days in September 2024 is also available,
for $5K for the entire season. Cost is for 2 hunters at most.
2024-leased, 2025-open

2) 2nd R_ifle seasons, using over the counter license.
Cost is for 2 hunters at most. $2K-
2024-leased, 2025-open

3) Over the counter 3rd R_ifle seasons 2024, using over the counter license
Nov 9–Nov.15, 2024 -- Cost is for 2 hunters at most. $2K--
2024-leased, 2025-open

264+ acres -- 3/4 mile tall, 1/2 mile wide. UNIT 85
Las Animas County is just north of the New Mexico border.
Has the highest rating of wildlife given in the state. One of
the largest elk herds in the state are in that county. Land
is diverse with 65-70% Ponderosa pine with meadows,
valleys, rock formations, oak brush & lots of cover.
Some watering holes with good forage on the property
and nearby. This land is in the southeast corner of what
was a 3000 acre ranch. Along the northwest, in a valley
there are some alfalfa fields & a smaller river, where the
elk go during the nights and return to the higher country
during the days in the forest where there is good cover,
like my property. The ranch was broken up and only this
264+ acres is for lease. It's restricted access by permission
ONLY. Gates & locks.

Total relief for the 3/4 mile north to south is less than 100 yards,
which is pretty mild by Colorado standards. Large Ponderosa
pines are prevalent.

The Lease will only be given when full payment is received.
First one to pay has the lease.

One payment ONLY holds one season. NOT two!

Receipt and written permission to be on the property during
hunting season will be given and must be carried when on
the property. Camping is possible but without any campfires.
Could use a small trailer also. There is an B&B cabin within
about a mile of my front gates, which others have leased & stayed
at when hunting on my place, even brought their family.
I can give the leaser their phone number and email.

Need to bring your own drinking water. Might consider two
father/son teams that are together. Will not cut the lease for
an individual. All hunters must know each other & work together.
Prefer experienced, adult hunters. NO Subleasing.

The topology is good for safe hunting and shooting within
the boundaries, but there is at least four homes nearby that needs
to be considered, as one has horses.

This is within Unit 85, not far from Gulnare, which is 9 miles
southwest from Aguilar. Elevation of the ranch is between
7000-7200 feet. I have owned this land for about 33+ years,
but am not a hunter, and have only lease it out in the last
couple of years. For CO season dates etc, please consult the
Colorado State Wildlife sites and or see at the bottom.

Bear Private-Land-Only (over-the-counter) Sept. 2–Nov. 26*

Again, lease will be given when full payment is made. First
come, first serve. As there are few places where you can see
one hundred yards, this makes very good bow hunting land
or fixed sight rifles.

Note that I will lease to an individual but just not a partial
lease. Each season is one lease and must be paid in full for
the lease to be held.

Right now, there are a lot of big bucks on my place. If you
can acquire a private land buck tag, you'd do well.

Property is behind locked gates and can only be seen from
private roads, but all access into the property is restricted
and monitored. Hence the need for "written permission" to
be on it.

I've own this land for about 33 years, since 1990, but I am
just not a hunter anymore (as I breed horses), so I can tell you
what I know, but not what I do not know ... I'm 70 years old and
am in Texas now ... Ownership can be verified at the county seat
or on Landgrid web site.

I'm available only in the afternoons & early evenings.

Below is what I found on the internet regarding the hunting seasons.
Contact the State of Colorado for the specifics of what can be done/when,
as I'm not very knowledgeable about hunting in CO.

September is ELK rutting season.
While camping there in mid September,
I had three bull elk bugling at me one night, in my tent,
from about 9pm from three different directions until after 10:30pm ( when i went to sleep), all
within a few hundred yards in three different directions.
next morning just after dawn, at least one was still around (still bugling), so i put on some warm clothes on and started following them north wards.I ended up walking over half mile
and the bull was still in front of me (I thought) and it was getting warm. so as I waked in my moccasins, I was hanging my warm clothes on trees. at near 3/4 mile north, I heard some ELK RUNNING to my left & behind me. THERE was A RIDGE JUST LEFT OF ME, so I stepped up on it & about a dozen COW ELK went by me about 10-12 yards away. At which point I looked north, where they were heading & I saw 3 BULL ELK going up the face of a cliff on the ridge up in front of me (tract 28) about 160 yards away and near 20-30 yards above me.

I had not realized there were cows with the BULL or that there was more than one BULL. The COW ELK never talked to me (cow talk) as I was down wind.
A Learning experience.
