Poor health says I need to sell my home and move to "assisted living", so after all the work of refurbishing (2 years), someone else gets to enjoy it. 3 bedroom - 2 bath with vaulted ceilings. Tape and texture throughout (incl. bathrooms) with new paint....including the ceiling. New floor coverings with 70 ounce carpet in LR and bedrooms, and high grade vinyl in kitchen, baths and utility room. Exterior in good condition as well, with paint only three years old. It's not showroom new inside, but very close. Great community. No crime. No hell-raisers.
10' x 10' shed and two 6' x 4' redwood porches with hanging flower boxes. New shed, landscaping and fencing (cost over $5K) with large, hidden garden surrounded by new decorative cedar fence. Multiple rose bushes, vegetable garden, and flowers if you like gardening.
I spent 45 years in the manufactured housing industry, owning the largest service company on the front range, and the 2nd largest dealer. My point? I know these homes intimately, and all maintenance is up to date. Furthermore, I know of absolutely nothing wrong with the house and will state so in writing. Water heater is fairly new, as are the washer dryer and dishwasher. If it's broke I fix it....right.
I've got the price at $64K, but I have never been offended by an offer.
