JOB DESCRIPTION: PRIMARY DUTIES AND RESPONSIBILITIES
-Apartment Manager responsibilities consist of supervising the work of all other on-site staff.
-Coordinate maintenance requests and schedule vendors
-Execute bid process for contract work, inspect grounds and common areas daily
-Report any safety issues or property concerns to the District Manager
-Complete any daily, weekly, or monthly reporting required by Corporate
-Supervise marketing and lease vacant units.
-Prepare leases, demands and final accounting statements at move-out.
-Service Coordinator responsibilities include establishing and maintaining relationships with community organizations who will provide services to residents of the property
-Schedule, organize, and manage all activities of service providers on the property
-Plan and implement resident activities promoting a quality experience for all residents
-Responsible for ensuring compliance with the requirements of any grant funding being used to provide said services, and all other regulatory requirements
-Coordinate and schedule daily/weekly/monthly activity schedules for the residents, both property events and 3rd party service providers
-Prepares compliance reports and assists state/federal agencies during property inspections
-Conducts all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing, etc
Knowledge, Skills, and Abilities:
Candidates must be proficient with Microsoft office products to include Word, Excel & Outlook. Experience working with One-site property management software is also a plus. Good communication skills are highly important, both in-person and over electronic mediums.
Education or Formal Training:
High school diploma or equivalent. On-going training in LIHTC compliance, Fair Housing and other topics as necessary.
Previous apartment management experience and service coordinator experience of at least 1 year is necessary. Assistant Apartment Manager experience of at least 2 years will qualify for consideration on the apartment management side.
Management offices are typically busy and require organization, attention to detail and the ability to multitask. Most work will occur indoors, however, frequent trips walking the property will be required on a daily basis.
Sitting. Standing. Walking. Climbing stairs. Carrying light to moderate weight items. May occasionally be required to assist others with their workload.
