At Creekside at Palmer Park in Colorado Springs, CO, we offer five open-concept floor plans. With one, two, and three bedroom apartment homes available, you’re guaranteed to find the one that fits your needs. Our residences also include a walk-in closet in every bedroom, ceiling fans, central air and heating, a full-size washer and dryer, a garden tub, and fully-equipped kitchens with a dishwasher, a built-in microwave, a refrigerator with ice maker, garbage disposals, and ample storage space. Application & Holding Fees
There is a $28.75 Application fee for each adult applicant. A $200 Refundable Holding fee is also due with your application. The holding fee pulls the unit you are applying for off the market and locks in the rent price, as well as any specials for two weeks. After you’re approved, the $200 will be applied to your administration fee or deposit (see below). If for some reason we are not able to approve you, or you decide not to move forward with our community, the $200 will be refunded to you in the form of a check.
Deposit & Administrative Fees
Our standard deposit for all units is $500 with approved credit. Applicants with low or no credit, and/or a mixed rental history, may be required to make a larger deposit, not to exceed two months’ rent.
We charge a $200 Administrative fee for each new lease, which is covered by the $200 holding fee. The Admin fee is waived for all active duty service members.
Monthly Fees & Renter’s Insurance
We do not charge any additional monthly fees in our community! Residents are required to have Renter’s Insurance with at least $150,000 in personal liability coverage. Residents can choose the provider of their choice, or can join our master policy for $12.95 per month.
Utilities & Internet
Utilities and Internet are NOT included in the rent. Our community is not under any internet service contracts and our residents are free to select the Internet Provider of their choice.
Your personal gas and electricity average $125-$200 per month, based directly on usage. They are metered, and billed directly to you by Colorado Springs Utilities.
Trash is a flat $20 per month($10.00 paid to vendor + $10.00 upcharge by owner), regardless of the number of residents.
Water, sewage, and stormwater average $60-$90 a month, depending on the number of residents in the home, and overall usage in the building that month. They are metered per building and are divided up based on the size of your apartment and the number of occupants, and are billed to our Resident Portal along with trash and rent.
Average overall utilities range from $200-$315 per month.
Pet Policy
We are a pet-friendly community and welcome up to two cats or dogs per apartment. We require a $300 refundable pet deposit and charge a $35 per month pet fee, regardless of the number of pets in the home. Your pet will not be able to move in until the Vet’s certification is received, a pet addendum is signed, all fees are paid, and your pet has been viewed and approved by management.
Breed Restrictions Include: Bull Terriers (Pit, Staffordshire, etc.), Rottweilers, Chows, Doberman Pinscher, American BullDog, Presa Canario, Wolf Hybrids, Shar Pei’s, or mixed breeds with these bloodlines will not be allowed. If your pet resembles any of these bloodlines, it could be denied. Weight Limits: Dogs = 150lbs, Cats = 40lbs
Exotic and farm animals are not permitted. Exotic pets include snakes, gerbils, ferrets, reptiles, etc.
Cats or dogs under one year of age will require a deposit equal to flooring replacement cost. All cats must be spayed or neutered.
Service Animals and ESAs do not require pet deposit or fees, but are required to abide by pet policies and must be registered with the office. Certification and doctor’s documentation may be required. Ask for details.
Parking & Garages
Our community offers free, open parking, available on a first-come, first-served basis. Residents and their guests are welcome to park wherever they would like, except for marked handicapped spaces and reserved medical accommodation spaces.
Reserved garage parking is available for a monthly fee.
Standard Size: $95 per month. Garage door is 8' wide by 6' 11" high. Bay is 9' 9" wide by 18' 9" deep.
Extra Long Size: $125 per month. Garage door is 8' wide by 8' high. Bay is 9' 9" wide by 21' 9" deep.
~ ~ ~ ~ The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38 12 902 (2.5), Colorado Revised Statues; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee, or charging the prospective tenant a fee for the landlord to access or use the portal tenant screening report. ~ ~ ~ ~
