<li>Organize property keys and manage system for when new tenants move in and out
<li>Process tenant buyer applications
<li>Log rental payments, identify late payments, contact tenants regarding late payments and handle collections
<li>Plan, schedule, and coordinate general maintenance of properties
<li>Routinely inspect properties to ensure they are safe and to determine if repairs or maintenance are needed, especially when a tenant moves out
<li>Put up signs for vacant properties. This includes signs in front of the house and directional signs.
<li>Develop marketing brochures, post ads on craigslist, rentals.com, etc. </ul>

Project Management</br><ul>
<li>Collaborate with President to determine remodeling project plan and tasks
<li>Manage property budgets and complete project on time and within budget
<li>Plan, schedule, and coordinate remodeling projects
<li>Set up appointments with contractors
<li>Purchase building and maintenance supplies, equipment, or furniture and deliver to the property or organize with contractor to pick up and deliver
<li>May oversee the preparation of financial statements and periodic reports on the status of various properties, lease expirations and related matters.
<li>Keep records of operating costs
<li>Stage vacant houses based on pre-set staging instructions and pictures
<li>Provide a minimum of a weekly status of each active project
<li>Research Internet to find best deals for building supplies.
<li>Network with the community to continue finding invaluable contractors for remodel projects</ul>

Marketing</br><ul>
<li>Manage direct mail process
<li>Learn Real Prospect software and the USPS.com mailing site
<li>Print direct mail pieces and prepare for delivery
<li>Carry out all marketing based on pre-set instructions, adhering to deadlines
